New shops in Chippy

I was in Chippy over the weekend, having a look round. Behind the new M&S and Costa they are building a massive estate of age restricted housing. I can imagine that the occupants of those would fill up a Costa and patronise an M&S, and would walk there, without any impact on numbers in the High Street (to which they'd presumably drive).

I agree entirely, I hope the co-op doesn't suffer too much. Also why a Costa??

Like Rod, I am inclined to think that an out-of-town M&S is likely to have a poor impact on Chippy Town centre.

Rod points out that 1200 new houses are planned for Chippy. Also planned is a new link road that will take traffic to the east of the town, connecting the Banbury Road with the B4026/A361 via London Road.

This would route traffic -- especially heavy goods vehicles -- around the back of Chipping Norton school & join the Burford Road at or near the junction with Charlbury Road.

There is a WODC consultation about this, starting now & running until 8/3/19. The documents are online here: https://www.westoxon.gov.uk/spd

Printed documents are also in Charlbury library, as well as in all the usual places, including Witney Town Centre Offices & the Witney Council Offices.

At the risk of coming over all Daily Telegraph - or do I mean Guardian - 'am I alone' in querying whether Chippy really needs an 'out of centre' M&S - who've always seemed to me to specialise in bringing in loads of shrink-wrapped items from afar - when there's a large Co-op in the centre which supports local activities and has lots of local produce, free parking etc? Also, why a Costa(lot) and the rest when there are several independent cafe facilities and some vacant shops in the centre? Convenience stores are one thing (and there is one at the Jet station) but together with Aldi, this looks like Lesson One in How to Ruin your Local Town Centre....
Then again, they're planning to build another 1200 - yes, I did say 1200 - new homes to the east of the town in addition to the new ones to the south so maybe there's room for all....

Just popped over there. Only Costa and the pet places open. M & S Food Hall opens next week. Parking good but I can see it becoming a problem. Half full today, and that's without M & S open!
Tried Aldi, but couldn't get into the car park! So into Chippy to the Co-op. Plenty of parking. Asked the fishmonger if there were any discounts and he said that if I showed him my membership card I could have 20% off anything! Not sure how long that's been going. As with the Tuesday 10% discount it doesn't seem to be advertised.
The woman at the checkout said I could have a free newspaper and tea or coffee!

That sounds really nice and ideal spot those who actually don't want go into town but are visiting Hospital or Surgery.The journey much nicer and less stressful for those that drive.

Thanks Jon. But the S3 instructions from Enstone don't work very well from Charlbury.

It will usually be necessary to go to Chipping Norton West Street via the X9, then get a S3 bus towards Oxford (on the version of the S3 route that does not come back via Charlbury). There are also some "good neighbour" buses (V2 & V3) to the Chipping Norton Health Centre that can be also be picked up at West Street. Or one could get an S3 bus towards Woodstock & change at the Duke of Marlborough to the Chipping Norton S3.

For those without a bus pass, this could turn out to be an expensive trip. The M&S Food Hall in Witney is probably quicker & cheaper to reach by bus.

There is a small new shopping area opening in Chipping Norton on the London Road, opposite the Health Centre. The new shops are all nearly fitted and ready to open to the public.

There is a Marks and Spencer Food Hall of a similar size to the one in Summertown, Oxford; a Mountain Warehouse; a Costa coffee shop; a Pets' Corner shop and a Dogwood spa and grooming centre - all new names to Chipping Norton.

The shops are due to open in the last week of January. There is a small car park, which may have time limits on parking in force, and the S3 bus stops close by on its route to Oxford or Chipping Norton. The local community bus also stops opposite at the Health Centre.
