To correct Liz slightly on what the ACV means:-
- It means that if the owners intend to put it up for sale, the ACV nominator (the Town Council) has the ability to call for a 6-month moratorium for possible community purchase. See www.steeplebartonpc.org.uk/news/news.pl?record=100195 for a local example (the Carpenters at Middle Barton has I understand been bought from Punch Taverns to be run as a free house).
- Due to new powers to commence on 6 April Community Assets will have protection from permitted development rights to change use without planning permission. It doesn't affect any future application for change of use to residential, although the existence of ACV status does carry some weight.

I went to The Bull last night for a drink with my husband. This was the first time we'd been in and we were really impressed at how lovely it was. We hope to visit again soon. We agree that it would be a shame to lose it to housing.

The application was turned down at the end of last week and the report was posted on Friday. Tony is right, they can appeal, but I agree, there is nothing in the report that makes me think an appeal would be successful. As far as a new application is concerned, once the Bull is listed as an asset of community value, which looks very likely judging from what the planning officer has written, the pub will be protected from being transformed into housing for the next five years, after which if we still want it to be listed we can apply again.

The decision can of course be appealed in the usual way but I think it would have little chance of success against a particularly strong refusal - do you agree Liz
